Conversion Process
Lofteze understand that for many people this will be the first time that they have entered into such a large scale of work and it can seem a little daunting.
We get many questions from our customers enquiring about what procedures we will go through and what does the customer need to do from their side? Lofteze are committed to the highest standards of quality in all our work and in order to help clarify the process we have produced a list of steps that a standard conversion could go through.
Initially we would suggest that you spend some time thinking about what sort of layout you would envisage for your new conversion, we can help you by providing a free no obligation survey during which we can recommend a layout based on our extensive experience.
If you live in a semi-detached or terraced property you will need to look into the Party Wall Act, which covers the shared loft wall(s) with your neghbours.
For more information on the Party Wall Act visit
The Office of Public Sector Information.
Once you have decided upon your conversion and layout we will request a deposit, there will then be architect visits (1 week) and the drawings will be submitted to the council and you will need to pay the local council building inspection fees (These vary slightly from borough to borough).
After planning approval, work can begin. These are generally the steps that will take place:
- Scaffolding (4-6 weeks)
- Initial loft clearance
- Materials arrive on site
- Structural floor placed in position
- 1st visit from building inspector
- Dorma Erected
- Roof completed to avoid leaks
- All conversion windows installed
- Insulation completed
At this point we will cut through from the loft to the floor below. Prior to this all work is carried out through the roof to ensure that any disturbance to your home is kept to a minimum.
- Stairs installed
- First fix
- Electrics - Running wires through stud walls and ceiling joists to switches, sockets and lights before commencement of the plaster boarding
- Plumbing - Pipes run under floor for radiators, waste, soil stack and shower valve as these end up in the finished plastered wall
- 2nd Visit from building inspector
- Dry lining
- Loft walls Plastered
- 2nd Fix of electrics and plumbing which includes fitting of the bathroom suite and all the electrical fittings
- 2nd Fix carpentry; doors, skirtings, architraves and stair handrail and spindles
- 3rd and final visit from building inspector
